My daughter just went off to college downtown and is staying in a tiny studio apartment with her best friend. We were just going to leave all her stuff in her room for her, but we realized we were probably going to move at around the same time to a smaller house. The solution? We got a storage unit for her stuff. It's convenient for her since she can always come and get stuff out, and better for us since the smaller house is much less cluttered without trying to cram her possessions in.
